MAKING A BOOKING A provisional booking date may be made by email/telephone and will be held for 5 working days pending receipt of a written confirmation and full deposit or payment as appropriate. Only the persons named on the booking form are permitted to stay in the house. Florida State Law prohibits subletting, sharing or assigning. Any persons not shown on the booking form will be asked to leave by our agents.

CONFIRMATION At the time of confirmation, an account will be issued showing the balance due. This is payable 8 weeks prior to the date of departure. Bookings made within 8 weeks of arrival are payable in full at the time of booking. Full details of our villa will be sent out after full payment is received.

LATE PAYMENT The owners reserve the right to cancel the booking if payment is not received by the due date.

CANCELLATION CHARGES The client may cancel the booking at any time after it has been confirmed. Cancellation must be made in writing. The following cancellation charges will apply:

  • More than 8 weeks before arrival date Deposit forfeited
  • Between 4 and 8 weeks before arrival date 50% of total cost forfeited
  • Less than 4 weeks before arrival date 100% of total cost forfeited

COVID 19: Please note that in the event your booking is cancelled due to Government imposed Covid 19 travel restrictions, you will be welcome within the following 12 months to carry your booking deposit over to alternative later available dates; or if full payment has already been made, we will refund the cost of your stay minus the booking deposit.

BOOKING DEPOSIT A Booking Deposit of £125 (US $150) per week is required with the booking. Confirmation will normally be made within 7 days of receipt of deposit. Once the booking is confirmed, the deposit will be non-refundable but will be deducted from the full rental amount due.

SECURITY DEPOSIT: When paying the balance, a refundable security deposit of £250 (US $300) will be required against breakages, damage, or unexpected water, electricity, telephone, internet, or television service charges during the rental period. In addition, you may be held responsible for any damage or loss sustained during your period of reservation in excess of this sum. We also request you take good care of the property and leave it in a clean and tidy condition at the end of your holiday. In the event of any charges being made you will be notified in writing, otherwise the deposit will be fully refunded to you within 21 days of your return home.

ARRIVAL/DEPARTURE The rental commences at 4.00pm on the day of your arrival and ceases at 10.00am on the day of departure. The property will be cleaned before your arrival and again on your departure. Failure to vacate may render you liable to incur additional rental charges. A telephone is available for your use in the house, with local calls being free of charge, but you will need a credit card, and/or purchase a calling card, for long distance or international calls.

FORCE MAJEURE The owners’ or owners agent cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by force majeure (eg strikes, floods, closure of airports, weather conditions or other events beyond our control). In the unlikely event of a complaint during your stay, please contact the management company immediately. Should any problem arise while you are there, we would appreciate being advised by you immediately and upon your return in order that we can follow this up with the management company.

LIABILITY: The owners or owners’ agent do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused. We specifically request guests to supervise children at all times whilst they are using the pool, playing in the garden, and particularly when close to the deck and lake.

HOME CONTENTS: None of the home’s contents may be removed from the property. Any breakages or damages must be reported to the Management Company immediately.

INSURANCE: Clients are recommended to take out adequate holiday insurance to cover eventualities such as cancellation, accident, sickness, and damage.

NO SMOKING/NO PETS POLICY: Please note that the owners do not allow smoking within the home. No pets or animals are permitted inside the house or grounds.

LAKE AND DECK: The Owner cannot accept any liability for guests’ personal safety when using the deck and lake area. Guests are reminded to exercise care as to the personal safety of themselves, all-party members, and in particular children.

FIRE DANGER: The Owner advises all guests to be extra vigilante during extended dry periods without rainfall to avoid the risk of starting a fire.

FLORIDA WILDLIFE may pose a danger. Approach all outdoor areas with caution. Never feed or approach wildlife. All pictures must be taken from a safe distance.
